Owners Corporation Rules 
These rules are made by Owners Corporation Plan No 407083B for Forest Gardens Estate. The Subdivision (Owners Corporation) Regulations 1989 provide for the powers of the Owners Corporation, the general duties of members, meetings and administration of the Owners Corporation insurance and other miscellaneous matters. These rules must be read in conjunction with the Regulations. Read the complete rules here.

For Sale Signs
If you are planning on selling your property, permission must be obtained prior to any signs being erected on the Estate.
Your agent must contact Strata Equity Management, who will advise of the procedures and conditions for boards on the Estate, including placement.
For sales are not permitted to be placed in front of a house, but must be located at the very front of the estate. Again, please reach out to Strate Equity Management for further details.

Permission for Works 
For all works that affect the outward appearance of the property or affect another lot, permission must be sought from the Owners Corporation. This includes the installation of aerials, air-conditioning units, solar panels, satellite dishes, pergolas, patio decks, and/or extensions.
Note that permission may also be required from the Council. Lot owners are responsible for ensuring they have all requisite permits, consents, and sign-offs prior to undertaking any modifications to their property.

Building Insurance Claims Process:
To manage rising building costs and insurance premiums effectively, we require you to use our centralised claims process:

  1. Contact Jasmin from Strata Equity on (03) 8838 1242, our dedicated Owner Corporation Manager, to start your claim.

  2. Provide detailed information, including photos and documentation of the incident.

  3. Jasmin will oversee your claim from start to finish, ensuring it complies with policy terms.

Your cooperation will help streamline the process and manage costs effectively. Failure to follow this procedure may result in your claim being entirely rejected and/or insurance costs to lot owners rising by unreasonable amounts.

Estate Social Groups 
The following activities are being organised to promote social interaction among interested residents:

  • Book Club: second Tuesday of each month at 2pm

  • Film Club: Operates only when there is a suitable film being shown locally on a Wednesday afternoon

  • Men's Group

  • Lunch Club: First Thursday of each month at 12.30pm

  • Small Dog Meet-Up: Every first and third Saturday of each month at 10am

Hard Rubbish
If you require a Hard Rubbish Collection, please schedule this in with Whitehorse City Council. You are entitled to 2x Hard Rubbish Collections (or 1x large collection) per financial year. You can book collections by registering for the Whitehorse City Council resident portal, or by calling (03) 9262 6333.

Rubbish must not be put out until the weekend immediately prior to the arranged date. If it is put out earlier than this, the owner is liable for actions, including the possibility of fines, from both Whitehorse City Council and the Body Corporate.

If the rubbish is not collected in the designated week, you should follow this up directly with Whitehorse City Council.

In addition, any items not collected as part of a Hard Rubbish Collection is the responsibility of the lot owner. Failure to remove these items in a timely manner may result in action from both Whitehorse City Council and the Body Corporate.
